Early Site Assessment​

  • Identify real estate investment opportunities to meet Clients portfolio objectives
  • Search & identify Qualified Opportunity Zone (QOZ) properties that achieve Clients tax benefits
  • Prepare draft and final Letter of Intent (LOI) and agreement for execution between both parties
  • Coordinate and arrange face to face meetings and site tours of development property
  • Provide ongoing communication during contract and transaction process

Project Due Diligence​​

  • Complete due diligence in accordance with the signed LOI
  • Coordinate and meet with potential lenders to assist with financial lending of the transaction
  • Provide financial analyses summary
  • Develop Project Proforma and identify the investment risk and potential return on investments
  • Coordinate with Client legal team in support of the business acquisition and/or development purchase
  • Develop and help execute formal Purchase & Sale Agreement (PSA)

Development Services​

  • Assemble project team to develop site plan and entitlement package
  • Coordinate with local jurisdictions to obtain site approvals
  • Serve as Client representative in negotiating project Conditions of Approval and final agreements for property development
  • Lead development team to finalize site construction design documents
  • Arrange and solicit construction bids
  • Identify and retain on behalf of Client most qualifies General Contractor (GC) to lead the construction phase
  • Prepare contracts and related forms to execute the GC agreement
  • Provide Developer Services to facilitate and manage the construction team and process
  • Provide Client with monthly progress reports and financial statements of work completed
  • Prepare and distribute Monthly Project Flyer to investors showing work status
  • Coordinate with local agency representatives to obtain necessary approvals and acceptance of construction
  • Complete all final project closeout procedures to obtain occupancy permits
